What is the going rate for an arch/builder to do a set of plans?
and maybe get permits?

we paid $750 for stock plans plus an hourly fee to make modifications. We had at least 4-5 separate visits with the architect to finalize plans. The architecht also took care of getting an engineer to get stamped foundation plans. Total cost $1800.

Permit application was $2350, taken care of by our builder.

This is for new construction on a cleared lot.

We paid aprox $2.25 a square foot for a custom design. We had some changes along the way and the total bill was $10,000.

I had a quote.....for $5th down payment, schematic design, design
development $3th, and const. docs..... about $10th.... for about
1800 sq. ft. I think this is a "little over-priced" for a shot-gun type
condo. I did make the 5th d.p. but for over a year, I have had
ZERO in plans, ZERO....with everything......

so, in order to startl... I have had to get some of the subs myself....
and do the basic....ground work before rebuilding......all the "he was gonna
do".....he has done nothing. Several others told me they had a similar
problem...and just went on with their plans with another group.

I drew a basic plan myself and sent to him....in the meantime, my
bulkheading and demolition has started. So, I'm not sure quite how to
handle this.
