What is the estimated property value in Lakeview currently? My house is a one story wood frame house approx 50 yrs old and flooded with approx 7 ft of water in the house. What can I expect to sell this for?

From what I've seen $130 - $150,000 for the average one story, You are pretty much just buying the lot.

The newer (less than 10 years) old 2 story homes are going for about $250,000.

A teardown house in Lakeview would go for about $175,000 - $225,000 before the big K. However there are more for sale right now.

I noticed a company called VTH LLC buying alot of property in Lakeview. I did a little search on

From what I have seen in the Saturday newspaper, one story structures with over 50 % of damage have sold for betwen 80, 0000 & 90,000. Many people are asking for 135,000 - 150,000 for their homes with over 50 % damage but those are not moving..........

I live in one of the over 50 % damage homes..........

ONE STORY WITH MORE THAN 50% DAMAGE DOES NOT MEAN IT IS A TEAR DOWN. IS THE HOUSE RAISED - IS IT ABOVE THE 1984 BASE FLOOD ELEVATIONS... DID YOU PULL OUT THE DAMAGED PROPERTY AND WALLS... ALL FACTORS IN VALUE. A 2000 SQ FOOT ONE STORY WILL COST MORE TO REPAIR THAN A TWO STORY HOUSE WITH THE SAME SQUARE FOOTAGE. WHAT IS YOUR LOT SIZE - GOOD LUCK

Lot size is 40 x 110. The walls were plaster. The house is a typical lakeview cottage and is approx 1260 sq ft of living. I would rather sell to someone looking to repair vs. tear down.

The property values are speculative. Considering the age of the structure, it is worth $0. Most tear downs are selling for between $80,000-$120,000.

$80,000-$120,000 is more reasonable....knock down property selling for more is way overpriced and people purchasing at higher prices are taking a chance. Will Lakeview be back? Of course, but it will be a long time before people see the return. Most people investing have money, and are financially stable enough to sit on it for a while. People who don't have time to wait, are better off spending the money in areas like Bucktown or certain parts of Metairie that are guaranteed to hold value in "real time". Lakeview will again be a great place, put you have to be willing to wait the "time" and have an abandoned house as a neighbor for some time. It hurts me to say it, but it is reality, unless some type of legislation is passed, but don't hold your breath.

I have a home that is a 2200 sq. ft. split-level on Vicksburg St.
that I am selling for $167,000.00 and having the Act of Sale on
April 28. All I can say is set a reasonable price and wait if you can. You will
get your price.
